Property Law Matters
Title, transfer, possession and inheritance disputes over property in Sindh, together with the due diligence that prevents a dispute from arising.
Property is where most family wealth in Sindh is held, and where most of it is lost. Double sales, unregistered agreements, forged sub leases, missing no objection certificates and society transfers that were never completed all produce the same outcome: a buyer holding a receipt and no title.
The chambers acts for buyers, sellers, heirs, allottees and developers, both in litigation over property already in dispute and in the verification that ought to have been carried out before any money moved.
What we handle
- Title verification and pre-purchase due diligence
- Specific performance where a seller refuses to complete
- Cancellation of fraudulent sale deeds and powers of attorney
- Double-sale and encroachment disputes
- Inheritance, succession certificates and distribution among legal heirs
- Society, KDA, LDA, MDA and cantonment transfer and mutation problems
- Builder and developer disputes over delayed or undelivered units
- Gift (hiba), exchange and relinquishment deeds
- Partition of inherited or jointly held property
How a matter proceeds
- 01
Document trail
We reconstruct the chain of title from the original allotment or lease down to the present holder.
- 02
Independent search
Records are checked with the sub-registrar, the society or the controlling authority rather than taken from the seller's file.
- 03
Risk opinion
You get a written view: safe to proceed, proceed with conditions, or walk away.
- 04
Litigation where needed
Where a transaction has already gone wrong, we file for specific performance, cancellation or possession and seek an injunction to freeze further transfers.
Property Law Matters: common questions
I paid for a plot but the seller will not transfer it. What can I do?
If you have a written sale agreement and can show you were ready and willing to perform, a suit for specific performance with an injunction restraining further sale is the ordinary route. Act quickly. Every week of delay makes a sale to a third party more likely.
Is an unregistered sale agreement worthless?
No, but it is weaker. An unregistered agreement can still found a suit for specific performance. It does not by itself transfer title, and it will not defeat a later registered transfer to a genuine buyer without notice.
Can you check a property before I buy it?
Yes. That is the cheapest work we do, and the work clients most often skip.
